                                       New Year and New Hopes

Another home price surge was the top story in 2014 with sales numbers almost hitting the all time highs of the market boom back in 2006. Now that we have passed through the transition of the latter half of 2014, all eyes are on 2015 as Buyers and Sellers are hopeful on what this year might bring. Interest rates are still at historical lows, while inventory is low. Typically, this would be signs of another later winter market poised to take off, but other market factors like the economy, world threats, and consumer sentiment can change the market for better or worse. I think there will be an initial moving trend upwards, as inventory is low and plenty of Buyers did not get a chance to buy a home last year. How long that trend will last is the question and I do not have that answer. New construction in Dublin is booming, which shows that there are plenty of Buyers paying new home prices to move to Dublin. Depending on the price point, that could make more or less competition for resale homes. Since most of the new construction is in eastern Dublin. Congestion could be a deciding factor that causes potential Buyers to make on offer on a home in central or western Dublin.

Next month I will have some numbers from 2014 as a summary to compare to other years. It was a very good year for Sellers as the market continued its rebound. Buyers were also able to capitalize on favorable interest rates and now they have their largest tax deduction to start using this year.

As of January 23, 2015, there were 44 total units (detached homes, condominiums, and townhomes) available for sale in the Dublin market. Eighteen of those listings are either condos or townhomes. There are 74 homes pending and the inventory is at 1.22 months.
